Finished in 2006, the house is light and bright with large rooms and high quality materials and finishes – solid oak doors, oak floorboards on the first floor, underfloor heating on the ground floor, powerpoints and light switches in abundance.

FARMHOUSE
The main doorway into the farmhouse opens to a wide entrance hall (3,8 x 6m) the full height of the property with curved staircase sweeping up to the first floor and French windows opening to the garden – an impressive hallway! The hand-made floor tiles here are used throughout the ground floor.
To the right of the hallway glazed doors lead to a living room (6m x 6m), with windows to the rear and side over the garden and a large fireplace.
On the other side of the hallway is one large “piece a vivre” (11m x 6m) in which the owners have created three distinct areas – an office area, a dining area, and the kitchen. At the office end of the room a Godin stove has pride of place in the room. Between that and the dining are a door opens into the courtyard at the front of the property and French windows open to the garden at the rear. Then you come to the kitchen – a chef’s dream with double sink plus a hand-built island unit with salad sink, four oven AGA, built in fridge/freezer and space for a dishwasher.
Leading off from the kitchen is a utility room (1.5m x 4m) with sink and plumbing for washing machine and a larder/storage cupboard. Beyond that again is a downstairs cloakroom with shower, sink and WC and two doors – one leading out to the front courtyard and the other to a tiny, gravelled courtyard – ideal as a drying area.
Returning to the hallway and taking that majestic staircase to the first floor where again, just standing on the wide landing, you are struck by the sense of openness and light. The landing leads along the rear of the property with the master bedroom suite to the right. The bedroom (6m x 3.76m), like the lounge beneath, has windows to the rear and side and has its own dressing area with sink and en suite shower room with walk through shower.
Further along the landing, doors lead out to a balcony (2m x 5m) with wonderful views across the garden, pool and out to the countryside beyond.
Three further bedrooms and a family bathroom are accessed from the landing, as well as a door with those original stone steps down to the courtyard – so any guests could have independent access to this “wing” of the accommodation. Bedroom 2 (3m x 4m) has a window over the front courtyard and an interesting curved alcove. Bedroom 3 (3.5m x 3.8m) has a window over the garden and its own en-suite shower room. Bedroom 4 (5m x 3.5m) faces the courtyard. The family bathroom is larger than average with a bath, separate shower, sink and WC.
From the landing there is a hatch access to the loft which is fully boarded and well-insulated.
MAISON D’AMIS/GITE
The converted barn has its own entrance, directly into an L shaped room (approx 33m2) with a wood-burning stove providing a focal point – as well as heating – in the lounge area. Open plan to the lounge is the kitchen.
From this room a small hallway gives access to the two bedrooms (22.5m2 and 16m2)and bathroom (bath, sink, WC).
Beneath the gite is a large storage area and a workshop, formerly a stable.
OPEN-SIDED HANGAR and TOBACCO BARN
The hangar and tobacco barn stand on their own plot of land some 50m from the main property. The hangar is approx 22m x 8m and has an attractive tiled roof. The tobacco barn (approx 6m x 11m) has the original louvred wooden slats.
GARDEN AND LAND
The saltwater swimming pool (10m x 5m) is a prominent feature of the garden. It has a uniform depth of 1.4m and is fitted with a security alarm. Alongside is the pool house and shady seating terrace.
The remainder of the land stretches away beyond the garden and is predominantly meadowland.
